Living Waters sits on 1,850 acres in Red River County, Texas with two miles of river frontage. This land is one of the finest pieces of land in Texas and overlies an extremely valuable artesian aquifer of excellent water quality with almost limitless quantities. This aquifer is under the north portion of our land and the water naturally flows from our wells reaching 28 feet in the air under its own pressure. This water is crystal clear at 61 degrees and is the driving force for all the projects on this property. The volume is only limited by pipe and pump sizes.
Our property is a short drive to Paris, Texas and less than two hours’ drive from the suburbs of Dallas Texas. The closest major airports are in the Dallas area. |

Restaurant, Retail & Recreational
RESTAURANT, GAS STATION, BAIT SHOP AND STORE areas will be constructed to support the residents and the surrounding area. These areas will include a swimming pool with a deck area, tennis courts, pickle ball courts and other such amenities. A number of watersports, boating, and sporting activities will be available to Living Water residents.
Duck Hunting & Fishing

DUCK HUNTING is big in Texas and the surrounding areas. Our property is bounded on the west by the Central Flyway and on the east by the Mississippi Flyway for migratory birds. Between these two flyways, two-thirds of the mallards in the United States are harvested annually. We have a large lake (Hugo Lake) just north of our property and the Red River which is our northern property boundary. Our duck hunting area is approximately 100 acres located adjacent to the Red River and it is fed by artesian wells and natural rainfall. This area is full of shallow water holding acres, brush, trees and is ideal for duck hunting.
Texas Parks and Wildlife have been very helpful in advising the proper development of this area. It is to be equipped with duck blinds and is dimensionally large enough to accommodate hunters on all sides of the land. This area being located adjacent to the Red River attracts large amounts of waterfowl. The perimeter of this area is approximately 11,000 feet in length however home lots can only be developed on the south shore resulting in 5,000 feet of development land. It is envisioned to utilize this area for larger estates of 2 to 5 acres per lot or around 10 such plots of land. In conjunction with this duck hunting area, a skeet-shoot area will be included for skeet shooters during the non-hunting season. |

Equestrian Facilities
|
EQUESTRIAN FACILITIES will be constructed including a new horse boarding facility and arena to include roping areas, barrel riding, horse jumping, etc. Boarding facilities will be available for keeping of horses and equipment. Both indoor and outdoor facilities will be available. Riding areas will be allowed along many miles of roads
The equestrian area consists of approximately 180 acres of land which will be sold in 2 to 10 acre parcels. Some of this area will have areas for boarding horses for those residents which live on other parts of the development. |

Runway & Aviation Facilities
AVIATION FACILITIES will be constructed with a runway capable of supporting most personal and business class airplanes. The compacted base materials for the runway have been installed. We are awaiting appropriate weather conditions to install the surface materials. Large aircraft hangars and fuel facilities will be available. A limited number of aircraft accessible lots will be available for sale for those entities interested in having a home with a hangar for their personal or corporate aircraft. Lots along the runway will have direct airplane access to the runway.

Communications
Living Waters will be fully connected to the world, with speed, reliability, clarity, and ease of use. Spectrum Centrum Communications have begun construction of Fiber-Optic lines to the property with a new hub being just a couple of miles from the development. This project is fully funded and now underway. The service will bring in every one of their services with fiber-Optic cable to the home. The services available are as follows:
