Victory Lake
Victory Lake is a new body of water under construction. It is 133-acres in size with a center water depth of 5 feet to 8 feet. Some areas surrounding the lake are naturally elevated and allow for beautiful views across the water. Water will initially come from artesian wells Later this will be supplemented from our salmon farm with very high oxygen contents to assure fish health and growth. Water levels and quality will always be controlled by incoming artesian flows. There will never be a year where the lake or stream levels become dry. Initially around 56 large waterfront lots will be sold on this lake. Homes can be constructed close to the water’s edge and docks will be allowed at the water’s edge. The fish in this lake will be fed commercial feed produced in our fish feed mill, utilizing feed products from the farming operations. The principal fish will be large mouth bass, stripers, blue gill, and catfish.

In the cold water season this lake will have trout, salmon, and steelhead fish as well. The lake is being constructed with fish habitat and aeration systems. When all is said and done approximately 1,000 gallons per minute of clean fresh water will continuously flow into the lake, always assuring great water quality.

Moon LakeMoon lake is in the center of the property and is as round as possible with 250 acres of water, 11,800 feet of shoreline and room for 170 residences. Some homes will be on the land adjacent to the water and others will be surrounded by water only connected to the land by a private bridge. This is a big, beautiful body of water surrounded by homes in every direction. The sunrise and sunsets will be beyond imagination and the relaxation of nature will surround you every moment. Paddle boarding and fishing from your kayak will let your days past quickly.

Half Moon LakeHalf-moon lake is a special place with pastureland on the West to overview with an abundance of deer to view on one side and water in abundance to the east. It has 80 acres of water and 8000 feet of shoreline for a combination of both shoreline homes and those located as islands in the water. This lake is connected to Pecan Lake by a causeway for long evening family barbecue cruises on your pontoon boat.

Pecan Lake
Pecan Lake is nestled against the northern side of a large mature pecan orchard. It has 83 acres of water and 9700 feet of shoreline. Homes will be constructed both on the shoreline and as islands in the water. As with all other lakes the water will be fresh with flowing artesian streams continuously refeeding, bringing in fresh oxygen for the fish to breathe along with warmth for them to live and grow in.
Cross LakeCross Lake is special. A 100-foot-high crystal coated cross lighted with 2000 bulbs is being erected at the southeast corner of this lake and at night the reflection across the water will be inspiring. The lake has 80 acres of water with 7800 feet of shoreline. Every property both around the shoreline and in the lake will have a great view of the Cross. At the base of the cross will be an amphitheater large enough to hold 2000 people for concerts, weddings, and other events. This lake will be a place to try your fishing luck at night because of the light of the cross. Cross lake will be connected to Pecan and half-moon lake by an elevated waterway. When connected with these other bodies there will be over 260 acres of water with around 5 miles of combined shoreline, great for late night cruises.

Ford CreekFord Creek is almost two miles long with widths ranging from 40 feet wide to 300 feet wide and depths from 4 feet to 14 feet deep. This creek is spring fed from our many deep-water wells and will maintain a regulated depth of water year-round. The waters of this stream are filled with large-mouth bass, catfish, crappie, and other varieties of fish. Ford creek has 18,000 feet of water frontage. Initially Living Waters will offer for sale only 60 waterfront lots.
Beaver CreekA second creek flowing across the farm is fed from underground springs with a length of over two miles. The east 3,500 feet will include three small waterfalls and a pond at the end. Initially Living Waters will offer 27 waterfront lots for sale.

Salman Creek
SALMON CREEK is a very special project which will be in operation once the Aquaculture facilities near completion. It is located between the Aquaculture facilities and Victory Lake. This will be a totally new stream approximately 20 feet wide and 2,400 feet long constructed of concrete, boulders, and rocks like a natural stream in Colorado or Montana. Incoming water will come directly from the Salmon ponds. This water will be cold and the dissolved oxygen levels will be high to always keep these fish in their comfort zone. Fish will be pumped from our aquaculture ponds as they are caught in Salmon Creek to assure a steady supply of trophy fish. No lots will be allowed along this property as it will be reserved as beautiful park area.

Crappie CanalCRAPPIE CANAL is a 4,000-foot-long canal approximately 40 feet wide and 6.5 feet deep along the south and east portions of Victory Lake outside of the new dikes. The earthen fill from this canal will be utilized to construct the dikes for Victory Lake. No lot sales will be available along this canal. Various fish will be in this water.
Coach PondsCOACH PONDS are two ponds of 30 acres in beautiful surroundings. The sides of the pond will be enhanced and raised to make this a highly productive crappie pond. The pond is fed by artesian water wells. The perimeter of these ponds are over 5,000 feet in length and will be surrounded by all waterfront lots. This area is set aside for Class A Motorcoaches no older than 15 years. These lots will be sold to the owners of the Motorcoaches and utilized by only these owners. The owners can also construct small guest homes on the property of no more than 800 square feet. There will be 100 waterfront lots with direct access to water. The area will have its own clubhouse, swimming pool and laundry.
The area will have its own separate entrance, but all amenities of Living Waters will be accessible to the residents of this area. |
Osprey PondOsprey pond is 12 acres in size with 3700 feet of waterfront for 37 lots. The pond is fed by artesian water and has a cascading waterfall to the East Ford Creek Pond. It is divided into two sections by the road going south of Ford Creek. This pond will be stocked with native fish including Bass, Strippers, Crappie, bluegills, and catfish.

Pelican PondPelican pond is 10 acres in size and located close to the Aquaculture facility. It will have a flowthrough water system always supplied with cool water to allow it to be stocked with Walleye and bluegill. There is a perimeter of 2800 feet allowing for 28 lots to be located on this pond.

Red River
RED RIVER frontage is over two miles in length and the streambed is around 1,000 feet wide in general. We have little control over this river, but it is a beautiful sight and sometimes traveled by airboats. Direct access to the river and a sandy beach is possible in this area. The Kiamichi River joins the Red River just upstream from our property and provides excellent water quality in front of our land for great Fishing of gar and catfish. We will offer for sale several 2 to 5 acre lots fronting the river for mini estates where horses will be allowed to be bred and raised for enjoyment. A fishing license is required to fish in the Red River. We envision some owners having airboats to enjoy on the river.
