- WHAT ARE SOME OF THE PRIMARY PROPERTY RESTRICTIONS? RESTRICTIONS on common areas of the property include tobacco, cannabis and any illegal drugs. All alcohol products are prohibited from all public outdoor settings. This includes boats, at the waterfront, and all other public or common areas. Pornographic materials are prohibited from all public or common areas. No public businesses are allowed to operate from the property except for in-home office situations for business purposes. No business signs are allowed, and no company trucks are allowed on the property beyond a GVW of 16,000 pounds. No trailers or heavy equipment are allowed on the property. No RV buses or trailers are allowed to be parked on the property in streets or in driveways except in the owner's Class A Coach area.
- IS THERE A LIMIT TO THE NUMBER OF VEHICLES I CAN HAVE ON MY PROPERTY? MOTOR VEHICLES are restricted to no more than three cars or pick-up trucks per property. No unlicensed vehicles are allowed on the property and no vehicle maintenance is allowed except in an enclosed garage. All vehicles are to be in operable condition.
- WHAT WATERCRACT IS ALLOWED ON THE PROPERTY? Licensed watercraft are allowed on the property. When they are not in the water, they are to be stored inside closed garages. Watercraft allowed include fishing boats, cruising boats, pontoon boats, paddle boards, sunfish, canoes, kayaks, and flotation devices. Excluded watercraft include Jet Skies and any boat powered by gasoline or other combustion engines. Only electrically powered or manual powered watercraft are allowed, except in the Red River where airboats are allowed.
- ARE 4-WHEELERS, GOLF CARTS AND ATVs ALLOWED? 4-wheelers and the like vehicles are allowed as long as they are powered by electrical motors and speed and safety regulations are complied with. No combustion engine powered vehicles will be allowed on the property.
- IS THERE A LIMIT ON THE NUMBER OF PETS OR ANIMALS ON THE PROPERTY? Pets are allowed and there is a limit to no more than two dogs and/or cats per property. No nuisance barking dogs will be allowed and all dogs must be on leashes or controlled by underground electric dog fences. No pit bulls, rottweilers or other vicious dogs are allowed. Horses/mules are allowed on properties of two or more acres at no more than one animal per acre of property. These larger plots of land need to be fenced with approved fencing materials. All animals will be properly cared for with current vaccinations and inoculations. Small amounts of chicken are allowed if kept in fenced areas. No other types of animals will be allowed. All animal waste is to be removed daily by the homeowner.
- ARE THERE SPECIFIC RIDING AREA RESTRICTIONS? Riding areas are along the various roads in the subdivision, but not along the water’s edge. Only experienced riders or riders under the supervision of parents or instructor riders are allowed.
- ARE THERE INSTRUCTIONS FOR OUTSIDE GUESTS AND VISITORS? Gated communities are more secure and allow only the owners and their guests to utilize the amenities. This will ensure availability and quality of their experience while they are at the property. Outside visitors will be required to arrange entrance with the management and the owners/hosts of the property. No uninvited persons without proper clearance will be allowed on the property.
- WILL PROPERTY OWNERS BE ABLE TO RENT OUR HOMES? The properties are designed for owners of residence, however long-term RENTAL of the properties is allowed. All bookings must be made through the Management Company and the number of occupants for each property will be regulated by the number of bedrooms. Occupancy will be based on no more than two persons per bedroom. The Management Company will receive a management fee of 10% of the rental rate with all bookings and payments to be made only to and through the management company. Any booking made outside of this agreement will not be honored and access to the facilities will be denied. All visitors must abide by the same rules as homeowners.
- WHAT ARE THE WATER RIGHTS OF THE PROPERTY? Water rights for all properties are retained by Prime Harvest, Inc and do not pass to the land purchaser.
- ARE THERE RESTRICTIONS ON HOLIDAY DECORATIONS? Christmas decorations and lights shall not be installed until after November 15th and shall be removed no later than February 15th of the following year.
